GTA Online Executive Office Guide: VIP Work, Special Cargo and Which Office to Buy
Every GTA Online Executive Office price and what it includes, how VIP Work pays, and how Special Cargo warehouses turn a crate-buying grind into a $1.5M profit.

The Executive Office is the entry point into GTA Online's whole CEO economy: VIP Work, Special Cargo, Vehicle Cargo and, eventually, every other business you can run in freemode. Buy one, register as a CEO, and the SecuroServ menu opens up. Here is exactly what it costs, what it comes with, and whether it is still worth buying in 2026.
Essentials
- An Executive Office is bought through the Dynasty 8 Executive app on your in-game phone, from GTA$1,000,000 to GTA$4,000,000.
- You can only own one Office at a time, but you can sell it and buy a different one whenever you like.
- Owning an Office lets you register as a CEO from the Interaction Menu and start VIP Work solo, with no warehouse required.
- The Office also opens the SecuroServ Special Cargo Network, where you buy Warehouses to run Special Cargo missions.
- Daily upkeep is GTA$800 (GTA$500 for the property, GTA$300 for your assistant's salary), charged automatically from your bank.
How to Become a CEO and Buy an Office
Open your phone, go to the Dynasty 8 Executive website, and pick a property. As soon as you own one, the Interaction Menu shows a new "SecuroServ" option. Select it, then "Become CEO," and you are registered for that session. Any player can invite themselves into your organization as an associate, or you can hire people directly through the same menu.
Registering as a CEO is what unlocks VIP Work, so technically you do not need to spend a cent on an Office to run those missions once. But without an Office you cannot access Special Cargo, Vehicle Cargo, or Special Vehicle Work, which is where the real money is, so most players buy one on day one of the CEO grind.
Which Executive Office Should You Buy?
All nine Offices function identically. The only real differences are location and price, so pick whichever sits closest to the businesses you plan to run.
| Office | Price | Best for |
|---|---|---|
| Maze Bank West | GTA$1,000,000 | Cheapest entry point, central Downtown location |
| Lombank West | GTA$1,255,000 | Close to the Vinewood area |
| Arcadius Business Center | GTA$1,760,000 | Central, easy freeway access |
| Devin Weston's Office | GTA$2,010,000 | Vespucci Canals, near the docks |
| Maze Bank Tower Office & Garage | GTA$4,000,000 | Top floor, biggest garage, best view in the city |
There is no gameplay bonus for paying more. If your budget only allows for Maze Bank West, you lose nothing but the view.
What Comes With the Office
Every Executive Office ships with a full-time assistant (who handles VIP Work bonuses), a helipad, a private boardroom, and the "Don't Cross the Line" arcade cabinet. You can also add optional storage: a Money Safe for passive interest on stored cash, and a Gun Locker for quick access to your weapon loadouts. Interiors are customizable across nine styles, and you can buy a car garage add-on that stores up to 60 vehicles across three purchasable levels (GTA$1,150,000, GTA$855,000 and GTA$745,000).
How VIP Work Pays
Once you are a CEO, open the Interaction Menu, select "SecuroServ CEO," then "VIP Work," to pull up a job list. These are short, replayable freemode missions built for one to four players. The core rotation includes:
- Sightseer - hack and collect three hidden packages scattered across the map, visible only to you as VIP. The job fails instantly if you die.
- Headhunter - eliminate four guarded VIP targets within the time limit. Base payout around GTA$20,000, plus a performance bonus.
- Hostile Takeover - retrieve a package from a defended location and deliver it, while a wanted level and a map marker expose you to the whole session.
- Asset Recovery - steal impounded vehicles from a police station and deliver them; cars and motorcycles pay differently, with a base fee plus a time bonus.
VIP Work will not make you rich on its own, but it is the fastest way to bankroll your first Special Cargo warehouse without touching a heist, and Rockstar regularly runs 2x or 3x GTA$ and RP weeks on it that are worth timing your grind around.
The SecuroServ Special Cargo Network
Special Cargo is where the CEO structure actually pays off. From your Office computer, log into SecuroServ and you get access to Special Cargo, Vehicle Cargo (Import/Export) and Special Vehicle Work. Special Cargo needs at least one Warehouse, purchased through the same menu, before you can start buying or selling.
Buy Missions source crates for your Warehouse: GTA$2,000 for one crate, GTA$8,000 for two, or GTA$18,000 for three per run, always as a solo or small-crew freemode mission. Since a Criminal Enterprises update, you can also send your warehouse staff to passively source a random crate for GTA$7,500, which takes about one in-game day (roughly 48 real-world minutes) to arrive, so a lot of players queue up staff sourcing before logging off.
Special Cargo Warehouse Sizes and Profit
Warehouses come in three sizes, and you can own up to five total, any mix of sizes:
| Warehouse size | Crate capacity |
|---|---|
| Small | 16 crates |
| Medium | 42 crates |
| Large | 111 crates |
Sell Missions pay more per crate the more you sell in one run, from GTA$10,000 for a single crate up to GTA$20,000 each when you sell a full 111-crate Large Warehouse. Stocking a Large Warehouse from empty costs roughly GTA$666,000 across 37 three-crate Buy Missions, and selling it full nets close to GTA$2,220,000, for about GTA$1,554,000 profit per full cycle. That is a solid per-session return once you have the crew or the patience to run the full grind solo.
Do You Need Employees to Run Special Cargo?
No. Special Cargo and VIP Work are both built to be soloable, which is part of why the Office is such a common first business. Buy Missions can be run alone, though a full crew clears them faster and lets you split Sell Missions across multiple vehicles when the payout run includes armored trucks or planes. If you play mostly solo, stick to a Small or Medium Warehouse first; grinding a Large Warehouse alone across 37 Buy Missions is a long session, and a half-full Large Warehouse still sells for a strong per-crate rate.
Common Mistakes New CEOs Make
- Buying the biggest Office first. The price difference between Maze Bank West and Maze Bank Tower buys nothing gameplay-wise. Save the difference for your first Warehouse instead.
- Letting crates sit unsold. A full Warehouse earns nothing until you run the Sell Mission, and a rival Organization can trigger a raid on your stock if you leave it too long. Sell as soon as you are close to full.
- Ignoring staff sourcing. Passive crate sourcing costs GTA$7,500 and needs zero input from you beyond starting it, so queue it before every logout instead of leaving the option unused.
- Skipping VIP Work entirely. New CEOs often jump straight to buying a Warehouse with story-mode money and never touch VIP Work again. Those missions are quick GTA$20,000+ paydays that stack well during Rockstar's bonus weeks.
Is an Executive Office Still Worth It in 2026?
Yes, and it stays relevant even after you move on to Bunkers, Nightclubs or an Auto Shop, because the Office is the CEO hub that grants access to VIP Work and toggles your CEO status for other businesses' bonuses. If you are choosing your first business in GTA Online today, an Office plus a Large Warehouse is still one of the most reliable early-game income loops, and it feeds directly into bigger operations like Import/Export vehicle cargo or a Bunker gunrunning setup once your bank account can absorb the next purchase.

Players who want a submarine-based alternative income loop can also check the Kosatka submarine guide, while those chasing bigger single-session payouts should look at the Cayo Perico Heist guide. Once your Office is running smoothly, a Nightclub is the natural next purchase, since it can passively resell product from several of your other businesses, including Special Cargo.
